REPORT TO BROKER

have selected your candidate properties and tagged them
as "Shark Bait", this report can be sent to
your real estate broker so he (she) can advise if there
is any previous listing history on the MLS. They
can also gather other current listings of nearby homes
on the market and any specific sales that you should
know about. Generate this report as often as you have
new foreclosure candidates and keep your broker in the
loop, use it yourself to walk you through your MLS search. |
REPORT TO TITLE COMPANY
| Send
your title company a list of your candidate foreclosure
properties, so they can research each for any other
loans or liens. They simply fill in the blanks and
fax it back to you. Then you quickly enter the
new loan/lien amounts, and watch Shark Bait recalculate
all of the "Debt to Value" ratios for each property.

GENERAL INDEX REPORT

If the
property still looks good after you've entered all
of the loan/lien amounts, you can create another report
so your title company can advise if the owner/trustor
has any tax liens or judgments against him. If they're
senior to the subject loan in foreclosure, these liens
attach to the property and only get discharged at
the Trustee's Sale, if they're junior in ranking.
You need to know about every lien before you bid on,
or buy any property. Enter the amounts of any
new liens you discover and let Shark Bait recalculate
the Debt-to-Value ratios. If the deal still meets
your requirements, your on your way! |
INSURANCE REPORT
| Now
bring your insurance agent into the loop and make
sure he knows the properties you intend to buy.
This report will provide him all of the properties
you intend to "BID" on; the date of the
sale, or that you intend to take over, and the relevant
property details. He can then provide you with an
insurance binder to be sure your covered, if you buy
the property under a Notice of Default or Notice of
Trustee's Sale. It could be a disaster if you
bought the property and forgot to get insurance, from
the moment you bought it! |
